GENERAL CONTRACTING

The role of a General Contractor is one of leadership and service in which ETCSI takes full responsibility for the construction project. General Contracting typically follows a sequential process of design, bid, and build. A lump sum contract based on completed design documents is typical in this delivery method.

When using this approach, ETCSI will oversee the project organization, manage the flow of materials and personnel, maintain proper cost control, and ensure the project is delivered on time in accordance with the plans and specifications set forth by the owner. When appropriate and beneficial, ETCSI will self perform demolition services, cast-in-place concrete, steel erection, carpentry, general trades, fixtures, dry wall finishing and painting.

​ETCSI will join the project team early to assist with the pre-construction planning phase. These activities could include:

  • budgeting

  • value engineering

  • scheduling

  • logistics

Once the project moves into the construction phase, ETCSI continues too facilitate the construction process by coordinating all activities of the subcontractors, maintain proper communication and monitor the project budget.

 

DIAMOND CONCRETE POLISHING

ETCSI offers diamond polishing of concrete floors. Our process includes carpet or tile removal down to the bare concrete then through a succession of increasing grits, we use diamond tooling to create a sheen that can range to a dull “semi-gloss” finish all the way to a near mirror finish.

Finishing off this process is a “guard” that is burnished in to help in prevention of scuffs and scratches. The guard also creates a barrier that gives the owner a little time to wipe up spills. Concrete floors will “dust” over time and polishing concrete will eliminate the dusting that naturally occurs. The beauty of polished concrete is that it creates as much of a maintenance free floor as could be hoped for.

A simple weekly dust mop and an occasional damp mopping with clean water is all the maintenance required to keep your floor in “showroom” condition. Sometimes a “re-buffing” is required when the finish gets dull (after two or three years) but can be brought back to its original sheen in just a few minutes.
